Summary At the August 12, 2025, Board meeting, the following motion was adopted:

Approve the selection of BSI Constructors to serve as CMAR, and authorize the administration to negotiate a contract for the desired CMAR services to include a clear scope of work, reasonable fees and other acceptable terms.

A contract for this work has been negotiated and is ready for approval.

Description of Agenda Item As the motion authorized, a contract has been negotiated that includes a scope of work, reasonable fees and related contract terms. The form of the contract is a standard AIA A133 document. The A133 document interfaces with the B133 contract issued to the architect firms.

Fees are 3.33% of cost of construction.

The scope of work has been established.

All other terms and conditions (CMAR responsibilities, bid requirements, warranties, prevailing wage, Missouri domestic products & Buy American requirements, insurance requirements, termination, etc.) have been set forth in detail.

A copy of the contract is attached.

Recommendation Approve the contract with BSI Constructors as presented.

Motion Move to approve a contract with BSI Constructors for construction management at-risk services.
