Minutes I. Roll Call

Also in attendance Anna Krane, Director of Planning & Development Hobie Kropp, Planning Technician Stephanie Karr, City Attorney

II. Minutes – Regular meeting of 06/01/2026 Minutes were presented from the meeting on June 1st, 2026. Helen DiFate made a motion to approve the minutes as submitted. Jim Arsenault seconded the motion. The motion carried unanimously.

III. Open Forum No members of the audience elected to participate in the Open Forum.

IV. Business Matters

NEW BUSINESS 1. 507 S. Hanley Road – Architectural Review – Sign Subdistrict Consideration of a request by Corey Geringer, Applicant, on behalf of MRP Hanley LLC, for consideration of removal of an existing sign subdistrict.

Ryan Helle provided a summary of the staff report with a recommendation to remove the sign subdistrict. Corey Geringer was present on behalf of the application. The PC-ARB discussed the application with the project representative. Helen DiFate made a motion to approve removal of the sign subdistrict. Jim Arsenault seconded the motion. The motion carried unanimously.

2. 507 S. Hanley Road – Architectural Review – Signage Consideration of a request by Corey Geringer, Applicant, on behalf of Tease Blow Dry & Beauty Bar, for review of design and materials of a wall sign.

Ryan Helle provided a summary of the staff report with a recommendation to not approve the wall sign. Corey Geringer was present on behalf of the application. The PC-ARB discussed the application with the project representative. Helen DiFate made a motion to approve with the condition that the applicant submit a revised drawing with different materials and different lighting techniques compatible with other signs in the area; and, with the prevalent raised letters seen in other areas of Clayton; and, that this be reviewed administratively. Jim Arsenault seconded the motion. The motion carried unanimously.

3. 1 Mark Twain Circle – Site Plan Review – Addition Consideration of a request by Michael Younglove, Architect, on behalf of the Clayton School District, for Site Plan Review of a proposed addition to Clayton High School.

Ryan Helle provided a summary of the staff report with a recommendation to approve as submitted. Michael Younglove and Doug Leipziger were present on behalf of the application. The PC-ARB discussed the application with the project representatives. Public comments were heard. Helen DiFate made a motion to approve as submitted. Jim Arsenault seconded the motion. The motion carried unanimously.
