Ryan Helle provided a summary of the staff report with a recommendation to approve as submitted. Carey Widder and Rhiannon Pritchard were present on behalf of the application. The PC-ARB discussed the application with the project representatives. Helen DiFate made a motion to approve as submitted. Susan Buse seconded the motion. The motion carried unanimously.

3. 121 S. Meramec – Site Plan Review – Mixed-Use Renovation (00:41:24) Consideration of a request by Kent Wagster, Applicant, on behalf of Clayton City Ventures LLC, Owner, for Site Plan review of renovation of the subject property into a mixed-use residential and commercial structure.

Ryan Helle provided a summary of the staff report with a recommendation to approve with the following conditions:

Gordon Spring, Applicant, was present on behalf of the project. PC-ARB discussed the application with the project representative. Helen DiFate made a motion to approve with the following conditions:
