This document is the minutes of the City Plan Commission/Architectural Review Board meeting held September 5, 2023. 2. To ensure future maintenance and protection of the drywell, the applicant shall record a deed restriction

identifying the location and details of the system with the St. Louis County Recorder of Deeds and provide proof of recording with the Building Permit submission. Chris Pike, Lauren Davis, and Sean Davis were present on behalf of the application. PC-ARB discussed the item with the project representatives. Neighbors provided comments regarding AC unit location and sound concerns. Bridget McAndrew made a motion to continue the application to the September 18th PC-ARB meeting to allow the applicants to consider AC unit sound mitigation revisions and to allow Public Works to review and provide a statement on the impact of an easement on the property. Helen DiFate seconded the motion. The motion carried unanimously.

5. 515 South Central Avenue – Architectural Review – Residential Addition Consideration of a request by Christopher Pike, Architect, on behalf of Anne and Kevin Davis, Owners, for review of design and materials associated with a residential addition.

Ryan Helle provided a summary of the staff report with a staff recommendation to approve with the following conditions:
