This document is the minutes of the Clayton Board of Adjustment meeting held November 2, 2023. It records roll call of members and staff, motions to approve prior minutes, and consideration of zoning variance appeals. The board granted a 3 foot 6 inch variance from the 5-foot accessory building setback to allow construction of a two-car garage, and granted a 1 foot 8.88 inch variance from the required 8.3-foot side yard setback to allow reconstruction of an existing nonconforming sunroom; both motions carried unanimously.

MINUTES BOARD OF ADJUSTMENT November 2, 2023 ROLL CALL

Chairman Rick Bliss called the meeting to order at 5:00 pm.

1. Minutes from August 3, 2023 were presented for approval. Liza Streett made a motion to approve the minutes as submitted. Bryce Woollen seconded the motion. The motion carried unanimously.

1. An appeal from Julie Hess, Applicant and Owner of 108 Arundel Pl, for the following variance from the City of Clayton’s Zoning Regulations:

A 3 foot, 6 inch variance from the required accessory building setback of 5 feet, Section 405.1900.A.3.C of Article XIII (“R- 2”) Single-Family Dwelling District to allow for the construction of a single story, two-car garage.

Julie Hess was present on behalf of the appeal. The board discussed the item with the project representative. Liza Streett made a motion to approve the side yard variance. Bryce Woollen seconded the motion. The motion carried unanimously.

2. An appeal from Adam Schmitz, Applicant, on behalf of Mike and Jenn Mariani, owners of 641 West Polo Drive, for the following variance from the City of Clayton’s Zoning Regulations:

A 1 foot, 8.88 inch (previously advertised as 1 foot, 5.28 inch) variance from the required side yard setback of 8.3 feet (previously advertised as 8 feet), Section 405.1900.A.3 of Article XIII (“R-2”) Single-Family Dwelling District to allow for the reconstruction of an existing non-conforming sunroom.

Adam Schmitz was present on behalf of the appeal. The board discussed the item with the project representative. Liza Streett made a motion to approve the side yard variance. Bryce Woollen seconded the motion. The motion carried unanimously.
