MINUTES BOARD OF ADJUSTMENT NOVEMBER 2, 2017
ROLL CALL: Mel Disney

Chairman Soule called the meeting to order at approximately 5:05 p.m. He noted that there is one item for consideration this evening and that there was not a full complement of the Board (5 members) in attendance this evening and asked the applicant if she wished to continue or postpone consideration until there was a full complement. The applicant indicated that she wanted to proceed this evening. The Board members and city staff introduced themselves.
The minutes of the October 5, 2017 meeting were presented for approval. There were a few minor corrections to be made; Planner Krane indicated that she would provide the needed corrections to the Recording Secretary. The minutes were then approved, as amended.
APPEAL FROM BONNIE MANN, OWNER, FOR AN 8.4-FOOT VARIANCE FROM THE 30-FOOT REQUIRED REAR YARD SETBACK TO ALLOW THE CONSTRUCTION OF A SCREENED IN PORCH - 900 AUDUBON DRIVE
Bonnie Mann, owner, was in attendance at the meeting. Also in attendance was contractor, Jeff Nornberg.
Those wishing to speak were sworn in by Ken Heinz, Acting City Attorney.
Chairman Soule asked if the City had any exhibits to present with regard to this appeal.
City Attorney Heinz presented the following exhibits:
A. City of Clayton Code of Ordinances & Master Plan B. Application for Zoning Review submitted by project contractor C. Zoning Review Denial Letter D. Application for Appeal and supporting documentation E. Staff Report
Chairman Soule asked the applicant if she had any objections to these exhibits being made part of the record.
Ms. Mann replied “no”.
Chairman Soule noted that these exhibits will be entered into the record.

Ms. Mann introduced herself to the members. It was explained that she wants to construct a screened porch to replace the existing deck.
A lengthy discussion ensued between the members and Ms. Mann regarding how much of the new screened porch would replace the existing brick patio; the new screened porch would cover a portion of the existing brick patio.
Ms. Mann indicated that she had support of the proposed project from each of her adjoining neighbors, including the owner of 910 Audubon and the other of whom was in attendance at this meeting; Schulz (59 Crestwood). Those letters were entered into the record without objection.
Hearing no further questions or comments, Rick Bliss made a motion to approve the variance as requested. The motion was seconded by Mel Disney and unanimously approved by the Board.
Being no further business for this Board of Adjustment this evening, the meeting adjourned at 5:30 p.m.
