MINUTES CITY PLAN COMMISSION/ARCHITECTURAL REVIEW BOARD September 18, 2023 CITY HALL CHAMBERS/ZOOM MEETING
The City Plan Commission/Architectural Review Board of the City of Clayton, Missouri, met on the above date at 17:30 hours at the CITY HALL CHAMBERS/via ZOOM meeting. Upon roll call, the following responded:

MINUTES Regular meeting of 9/5/2023
Bob Denlow motioned to approve as submitted. Helen DiFate seconded the motion. The motion carried unanimously.
OLD BUSINESS 1. 515 South Central Avenue – Site Plan Review – Residential Addition Consideration of a request by Christopher Pike, Architect, on behalf of Anne and Kevin Davis, Owners, for Site Plan Review of a residential addition. 2. 515 South Central Avenue – Architectural Review – Residential Addition Consideration of a request by Christopher Pike, Architect, on behalf of Anne and Kevin Davis, Owners, for review of design and materials associated with a residential addition.
Old Business items one and two were withdrawn from the agenda and postponed to the October 2nd, 2023, PC-ARB meeting.
NEW BUSINESS 1. 600 West Polo Drive – Site Plan Review – New Single-Family Residential Consideration of a request by Storm Clarry, Applicant, on behalf of Shlien, Owner, for Site Plan Review of a new single-family home.
Ryan Helle provided a summary of the staff report with a recommendation to approve with the following conditions:
proposed to be removed. Confirmation of a replacement plan shall be provided prior to issuance of a building permit.
the applicant shall record a deed restriction identifying the locations and details of the system with the St. Louis County Recorder of Deeds and provide proof of recording with the Building Permit submission. Multiple representatives were present on behalf of the application. Jimmy Jameson conducted a presentation of the proposed development. PC-ARB discussed the item with the applicant representatives. Members of the public provided comments. Bob Denlow made a motion to continue the application to the October 2nd, 2023, meeting. Helen DiFate seconded the motion. The motion was carried unanimously.

Review of New Business item two is contingent upon the review and consideration of New Business item one. Due to the continuation of item one, PC-ARB discussed continuing item two. Bob Denlow made a motion to continue the application to the October 2nd, 2023, PC-ARB meeting. Helen DiFate seconded the motion. The motion carried unanimously.
