Steve Lichtenfeld opened the public hearing at 5:42 p.m. Anna Krane provided a presentation of the text amendment and background. PC-ARB discussed the text amendment. Public comments were heard. Bob Denlow made a motion to continue the public hearing to a later meeting date. Helen DiFate seconded the motion. The motion carried unanimously.

3. 8025 Bonhomme Avenue – Exterior Alteration – Window Coverings (00:07:51) Consideration of a request by Joe Caradonna, Applicant, on behalf of Kingside Diner, Tenant, for review of design and materials associated with street facing window decals. Ryan Helle provided a summary of the staff report with a recommendation to approve as submitted. Joe Caradonna, Applicant, was present on behalf of the application. PC-ARB discussed the item with the applicant.

Bob Denlow made a motion to approve as submitted. Helen DiFate seconded the motion. The motion carried unanimously.

PUBLIC HEARING

A presentation discussing the goals and impacts of Floor Area Ratio, existing commercial zoning FAR, and proposed FAR in the context of the Clayton Tomorrow 2040 Comprehensive Plan.

Ryan Helle provided a presentation discussing floor area ratio, the existing conditions in commercial zoning, and possible FAR changes. PC-ARB discussed the presentation.
