Bob Denlow made a motion to approve with the following recommendations: 1) The applicant shall vertical mulch around the root structure of the street trees to alleviate any compression/consolidation caused by equipment running through the critical root zone 2) The applicant shall provide a percolation test report conducted by a qualified geotechnical engineer. The report must assess the performance of the proposed drywell based on the anticipated impact of a 15-year, 20-minute storm event. Should the results indicate that the proposed drywell is insufficient to accommodate the stormwater runoff generated by this event, the applicant shall be required to upsize the drywell accordingly to ensure adequate performance and compliance with applicable stormwater management standards. 3) To ensure the future maintenance and operation of the dry-well drive, the applicant shall record a deed restriction noting the location and maintenance requirements of the dry-well system and shall submit proof of the recording prior to issuance of a Building Permit. Ryan Helle provided a summary of the staff report with a recommendation to approve as submitted. Lauren Strutman, Architect, Eric Vietmeier, Engineer, and Toni Kaufer, Owner, were present on behalf of the project. PC- ARB discussed the project with the project representatives. Bob Denlow made a motion to approve as submitted.

Bob Denlow made a motion to recommend approval of the CUP to the Board of Alderman as submitted. Helen DiFate seconded the motion. The motion carried unanimously.

2. 7474 York Drive – Architectural Review – Fencing Consideration of a request by John Cooper Moore, Applicant, on behalf of Pauline Siesner, Owner, for review of design and materials associated with front yard fencing. Ryan Helle provided a summary of the staff report with a recommendation to approve with the condition that the front yard fencing be limited to four feet in height. PC-ARB discussed the project with the applicant. Jim Arsenault made a motion to continue the application to a later, unspecified meeting date. Helen DiFate seconded the motion. The motion carried unanimously.

New Business Item 7 was not discussed and was continued in conjunction with New Business Item 6, the associated Site Plan Review application. Jim Arsenault made a motion to continue the application to a later, unspecified meeting date. Helen DiFate seconded the motion. The motion carried unanimously.
