NEW BUSINESS 1. 515 South Central Avenue – Conditional Use Permit – Accessory Dwelling Unit (00:26:42) Consideration of a request by Christopher Pike, Architect, on behalf of Anne and Kevin Davis, Owners, for review of a Conditional Use Permit to allow a basement Accessory Dwelling Unit.
Ryan Helle provided a summary of the staff report with a recommendation that the Plan Commission recommend approval to the Board of Alderman with the following conditions:
Carolyn Gaidis made a motion to recommend approval of the CUP to the Board of Alderman, Bob Denlow seconded the motion. The motion carried unanimously.
2. 216 Lancaster Drive – Site Plan Review – New Single-Family Residential (00:01:45) Consideration of a request by Joseph Schlag, Applicant, on behalf of Robert and Sherrian Meyers, Owners, for Site Plan Review of a new single-family home.
Ryan Helle provided a summary of the staff report with a recommendation to approve with the following conditions: 1) To ensure future maintenance and protection of the flo-well and stormwater storage bed, the applicant shall record a deed restriction identifying the locations and details of the system with the St. Louis County Recorder of Deeds and provide proof of recording with the Building Permit submission. 2) The applicant shall either revise the proposed landscape plan to meet the canopy coverage requirement or shall make a contribution compensatory to the requirements of Section 405.4110.C.2 prior to the removal of any on-site trees and prior to the issuance of a Building Permit. Joe Schlag, applicant, was present on behalf of the application. PC-ARB discussed the item with the applicant. Helen DiFate made a motion to recommend approval with the following conditions: 3) The diagonal brick pattern shall remain as shown on the plans, but may end at either the window head or windowsill of the ornamentation window. 4) Stucco or stucco board shall be used instead of lap siding. Bob Denlow seconded the motion. The motion carried unanimously.
