CHAIRMAN SOULE called the meeting to order at approximately 1700. He noted that there is one item for consideration this evening.

The minutes of the November 01, 2018 meeting were presented for approval. Several minor corrections (typographical errors) were needed and the Recording Secretary indicated she would make those corrections. The minutes were approved, as amended.

LIZA STREETT – Motion to approve minutes from 11/01/2018 as amended.

CHAIRMAN SOULE asked if the City had any exhibits to present with regards to this appeal.

CITY ATTORNEY HEINZ presented the following exhibits:

DANIEL KLAUBER (DK) – My name is Daniel Klauber and I bought this house in the summer of 2017 and I would like to redo it. It is on Country Club Court and I noticed a lot of my neighbors have built additions above their attached garages. I would like to convert the space above my garage into a living space like some of my neighbors have done. Where the existing bedroom is now I would like to make it into a bathroom. It will be built to a high standard and will blend in with the existing architecture and the neighborhood. So that’s what I am trying to do and would be happy to answer any questions if the Board has any.

CHAIRMAN SOULE – Very good, any questions from the board?

BOARD ASKS VARIETY OF QUESTIONS: What brick will be used? The house is already encroaching in the setback and you are just building on top of it? The houses on either side of you do not have second story additions? Will you be matching the existing roof? I noticed there are no alternatives listed, did you consider any alternatives?

DK – The brick will be matching as closely as possible. That is correct my garage is already encroaching, and I will just be adding to it. No, neither house on either side of me has a second story addition. Yes, I will be matching the roofing which is fiber glass shingles and will be blending with the existing. I tried to but there are no other options.

Hearing no further questions or comments, Chairman Soule called for a motion.

LIZA STREETT (LS) – I move that we approve a 2.6-foot variance from the required west side yard setback of 5.2 feet to allow the construction of an addition per section 405.1900.a.3

MARY DEBENEDETTI – Second

CHAIRMAN SOULE – All in favor of Mrs. Streett’s motion?

ALL – Aye

CHAIRMAN SOULE – Any opposed?

Motion passed. Motion Granted.

Being no further business for this Board of Adjustment this evening, the meeting adjourned at 1719.
