II. Minutes – Regular meeting of 05/04/2026 Minutes were presented from the meeting on May 4th, 2026. Helen DiFate made a motion to approve the minutes as submitted. Jim Arsenault seconded the motion. The motion carried unanimously.

III. Open Forum No members of the audience elected to participate in the Open Forum.

IV. Business Matters

NEW BUSINESS 1. 950 Francis Place – Architectural Review Board – Signage (00:01:15) Consideration of a request by Chris DeHeer, Applicant, on behalf of Francis Place Group LLC, Owner, for review of a request for Sign Modification.

Ryan Helle provided a summary of the staff report with a recommendation to continue the application to allow for revisions. Mark Greenley was present on behalf of the application. The PC-ARB discussed the application with the project representative. Helen DiFate made a motion to approve as submitted. Jim Arsenault seconded the motion. The motion did not carry all votes opposed.

2. 221 Brighton Way – Architectural Review Board – Residential Addition (00:14:15) Consideration of a request by Zachary Roth, Applicant/Owner, for review of design and materials associated with a residential addition.

Jim Arsenault seconded the motion. The motion did not carry all votes opposed.

Ryan Helle provided a summary of the staff report with a recommendation to approve with the following conditions:

encroachment of 3 feet. Zachary Roth was present on behalf of the application. The PC-ARB discussed the application with the project representative. Helen DiFate made a motion to continue the application. Jim Arsenault seconded the motion. The motion carried unanimously.

3. 123 North Forsyth Boulevard – Site Plan Review– New Single-Family (00:45:46) Consideration of a request by Toni Kaufer, Applicant/Owner, for extension of a previous Site Plan Review approval
