Minutes from December 5th, 2024, were presented for approval. Liza Streett made a motion to approve the minutes with corrections. Bryce Woollen seconded the motion. The motion carried unanimously.

2. 711 Middle Polo Drive – Area Variance (00:05:22) An appeal from Christopher Pike, Applicant, on behalf of Robert and Emily Koplar, Owners, for the following variance from the City of Clayton’s Zoning Regulations:

A 2.83-foot variance from the required front yard setback of 39.583 feet, Section 405.1900.A.2.1 of Article XIII (“R-2”) Single-Family Dwelling District to allow for the construction of a residential addition.

Rebecca Brewer swore in all those present wishing to speak on the appeal. Kyle Cronin, City Attorney, entered the exhibits into the record. Chris Pike, Applicant, was present. The board discussed the appeal with the applicant. Liza Streett made a motion to approve the variance as submitted. Lee Hanson seconded the motion. The motion carried unanimously.

3. 63 Arundel Place – Area Variance (00:17:07) An appeal from Tom McGraw, Applicant, on behalf of Chris Chernesky and Clarissa Hayward, Owners, for the following variance from the City of Clayton’s Zoning Regulations:

Chairman Rick Bliss called the meeting to order at 5:00 pm.

Lee Hanson seconded the motion. The motion carried unanimously.

3. 63 Arundel Place – Area Variance (00:17:07) An appeal from Tom McGraw, Applicant, on behalf of Chris Chernesky and Clarissa Hayward, Owners, for the following variance from the City of Clayton’s Zoning Regulations:

A 3.75-foot variance from the required rear yard setback of five (5) feet, Section 405.1900.A.2.C of Article XIII (“R-2”) Single-Family Dwelling District to allow for the expansion of a non-conforming detached garage.

Rebecca Brewer swore in all those present wishing to speak on the appeal. Kyle Cronin entered the exhibits into the record. Tom McGraw, Applicant, and Chris Chernesky and Clarissa Hayward, Owners, were present. The board discussed the appeal with the project representatives. Liza Streett made a motion to approve the variance as submitted. Bryce Woollen seconded the motion. The motion carried unanimously.

4. 8140 Pershing Avenue – Area Variance (00:29:47) An appeal from, Applicant, on behalf of Daniel Ludwig and Allison Cayne, Owners, for the following variances from the City of Clayton’s Zoning Regulations:

A 0.29-foot variance from the required side yard setback of five (5) feet, Section 405.1900.A.3 of Article XIII (“R-2”) Single-Family Dwelling District to allow for the construction of an addition.

A three (3) percent variance from the required impervious coverage maximum of fifty-five (55) percent, Section 410.350.A.1 and Section 410.375.B of Article VII, Clayton Gardens and Clayshire Subdivision (R- 2) Urban Design District.

Kyle Cronin entered the exhibits into the record. Daniel Elavsky, Applicant, was present. Rebecca Brewer swore in all those present wishing to speak on the appeal. The board discussed the appeal with the project representatives. Liza Streett made a motion to approve the setback variance as submitted. Bryce Woollen seconded the motion. The motion carried unanimously. Liza Streett made a motion to approve the coverage variance as submitted. Bryce Woollen seconded the motion. The motion carried unanimously.
