2. To ensure the future maintenance and operation of the dry-well, the applicant shall record a deed restriction noting

the location and maintenance requirements of the dry-well system and shall submit proof of the recording prior to issuance of a Building Permit. Helen DiFate seconded the motion. The motion carried unanimously.

4. 7507 Westmoreland Avenue – Architectural Review – New Single-Family Home (00:16:45) Consideration of a request by Paul Fendler, Applicant, on behalf of Scott Partridge, Owner, for review of design and materials associated with a new single-family home. Ryan Helle provided a summary of the staff report with a recommendation to approve as submitted. Paul Fendler was present on behalf of the project. PC-ARB discussed the proposal with the project representative. Bridget McAndrew made a motion to approve as submitted. Helen DiFate seconded the motion. The motion carried unanimously.

5. 10 Brighton Way – Site Plan Review – New Multi-Family (00:21:08) Consideration of a request by Megan Mitchell, Applicant, on behalf of DOST Corp., Owner, for site plan review associated with a new condominium. Helen DiFate recused herself from New Business Item 5. Ryan Helle provided a summary of the staff report with a recommendation to approve as submitted. Tyler Stephens, Architect, and Doug Cohen, Developer, were present on behalf of the project. PC-ARB discussed the proposal with the project representatives. Public comments were heard. Bridget McAndrew made a motion to approve as submitted. Kami Waldman seconded the motion.

assess the performance of the proposed drywell based on the anticipated impact of a 15-year, 20-minute storm event. Should the results indicate that the proposed drywell is insufficient to accommodate the stormwater runoff generated by this event, the applicant shall be required to upsize the drywell accordingly to ensure adequate performance and compliance with applicable stormwater management standards.

Bridget McAndrew made a motion to approve as submitted. Kami Waldman seconded the motion. The motion carried unanimously.

Ryan Helle provided a summary of the staff report with a recommendation to approve with the following conditions:

report must assess the performance of the proposed drywell based on the anticipated impact of a 15-year, 20- minute storm event.
